houseIt always makes us scratch our head a little when we see an owner fail at selling his place on his own turn around and hand it off to a broker at a much higher price–the logic presumably being that he has a certain number he wants to net on the deal and he doesn’t care how he gets there. Now, we happen to think that in general brokers can fetch a slightly higher price than an owner for a variety of reasons. In the case of this house overlooking Greenwood Cemetery that was a FSBO HOTD last November, it’ll be interesting to see whether Corcoran can get the 12% premium over an asking price that the owner was unable to get for nine months, part of which time was during a much stronger overall market. Maybe they will because we were surprised that the owner did not get his price to start with.

  1. FSBO is USELESS! I listed my 4 story PS Brownstone FSBO in July/Aug hoping to incite a bidding war at 1.6mm. ZERO takers and only 11 phone calls off of Craigslist and the NYTimes. Although I despise brokers, Corcoran did get me a bit over 2mm at the first open house. It pained me to pay $100K on the broker fee but THEY DID PERFORM. I guess I’m just bitter over having paid such a high broker fee. But I definitely would sell through them again.

  2. If you have children, the cemetary can be a real turn-off. My 9 year old freaked out when he saw the tombstones at the end of the block!

    I also agree that the power plant is unsightly unsightly unsightly.

  3. I’m all for FSBO, but I found when we sold my Mom’s apt that the realtor was able to get about 15% more. They featured it in print ads and did put in some work. I don’t think they came out with a clean 6% – most of that must have gone to expenses.

  4. Anon 05:28 What is wrong about the way this is represented? What is so UNETHICAL about what he has written? IF you were selling wouldn’t you want your house presented with the best features listed. Before anyone starts carrying on, I am not the agent listing this house.

  5. Hi Babs yes i know i’ve been to Green-Wood many times and agree it is beautiful. I love the place and know all about Brooklyn historical locations. Creepy no and i did not say that. It is how these agents present things that bothers me. They don’t give a toss for ethics and will say anything to make a sale. Especially the particular agent for this sale.
