It feels like this house has been up on the Aguayo & Huebener website forever. Back in January, we put it on our Listings page. Back then it was priced at $1.2 million. One reader who had seen the house as far back as September commented that, despite needing a good deal of work, the owner would not budge on price. Au contraire, it turns out. The owner has budged, just not in the direction you might think for a property that isn’t selling. At some point in the last couple of months, the asking price was bumped up to $1,299,000. The listing doesn’t give the address, but a commenter did note that the closest subway stop was the Classon Clinton-Washington G, so this can’t exactly be prime Clinton Hill. At this rate, it seems to us this house might continue to sit on the market for quite a while.

The Vanderbilt one is actually south of Myrtle, near the BQE…far walk to the subway, no basement or closets, less than 3000 sq ft, small lot (only 75 feet), next door to a jazz club and still in need of quite a bit of work. I’d say this may be the first of a number of price drops on that property if the owner is actually serious about selling.

Anyone else notice Aguayo’s latest price drop on Vanderbilt, north of Myrtle, from 1.75 million to 1.45 million! Maybe this seller will soon list for 1.75 million too!
i saw this house two years ago. it was listed @ 775 k back then .. it needs a gut reno

This property is pretty close to the border of the Clinton Hill landmark district on Washington. And the G at Clinton-Washington is this house’s closest stop – not the one at Classon. The location isn’t bad (convenient to Kum Kau Kitchen, Adami Hardware, Zaytoon’s,etc.), but it’s a walk to the train.
That’s the spirit Brownstoner…Knock those prices (sellers) back to reality!
You’re right; this house has been on the market forever. The house is located on Washington Avenue and is closer to Myrtle than Lafayette. I guess the owner is waiting for the market to come to him/her.
