Man, they can’t seem to give this Joralemon Street building away. When we wrote it up in January, the 5-unit building had already been marked down from $4.25 million to $3.595 million and had been handed off to Eric Heras of the Developers Group. Now, it appears, Mr. Heras has jumped ship to Corcoran, bringing the listing with him but applying the scalpel again to the price tag. Despite its lovely location and beautiful facade, the current owners, the Watchtower group, managed to completely ruin the interior with one of the most sterile, institutional feeling renos we’ve seen, especially for this part of town. To his credit, Heras has put up twenty photos so at least prospective buyers know what they’re getting into. Despite the cosmetics of the interior, this place is 4,800 square feet, so at some point this starts to get interesting. Are we there yet?

HOTD: Brooklyn Heights Conversion Candidate [Brownstoner]
I visitied this house–here are some key things to note:
1) This is not a brownstone. Floors are very narrow, hallways are way too narrow, stairs are so tight that you can’t get stuff up easily.
2) This is not 4400 or even 4800 square feet. More like 3200 or so.
3) Parking spots are not deep enough to get anything bigger than a midsize car in
4)As a rental property, this is massively overpriced. It would be difficult to convert it into a 1-family, and even if you did, it wouldn’t be very nice.
5) No yard space.
6) Main bedroom is at the corner of henry and jor; imagine having everyone looking in on you.
Brownstoner – property is not currently owned by Watchtower. They sold it to RAL Development, purchaser of 360 Furman. Apparently he closed in April 2004 for $2.5M.
if the building is split into 5 apartments, wouldn’t it cost significant money to reconfigure the whole building into a 2 or 3 family?
probably needs a little more than some lighting and a new fridge.
I think it’s a bit unreasonable to say that a brownstone has been “ruined” because it lacks interior historic details. Sometimes all those small cozy rooms and fussy interiors can be overbearing.
That said, this home needs to be freshened up by the new owners. Perhaps an elegant lighting plan, and some new finishes in the kitchen, baths and fireplaces.
1m of work!? Please identify the $300 per square foot of work an existing quad with detail needs that isn’t just personal taste (and applies to any high-end listing).
This peculiarly unusable listing on a strange shape block with garages where the garden should be, needs everything in there busted up. Nobody with $4.5m is going to bother, and there is no guarantee in this falling market that at the end of it you’d get a penny back.
Show me $6m 4k square foot listings that previously sold.
I’ll make a bet – that it will sit and gather dust – all thru summer.
Anon 3:22, the 3.9M house you metion ( “steps from the promenade”) needs about 1M of work…far from move-in ready. I’d say anon 2:50 is right…5M or more for a mint single-family heights house

I went to the warren place one. Despite the center stair and big skylight, it felt SO SO small, considering the cash outlay.
