We found this place on Craigslist last night and agree with the selling broker who so unbiasedly writes that it “Won’t Last Long”. This is a great line from the listing too: “Owner is motivated to sell to private buyer or investor that understands the meaning of location in combination with market value.” Give that man a pullitzer! Despite actually being in Bedford Stuyvesant (man, do brokers like to stretch that Clinton Hill boundary!), this 4-story, 2-family brownstone has lots of historic deets and is on a very prety block. We recommend that you check it out–but if you’re a broker, forget it–Isaac at Doctor Realty is keeping the commish on this $729,000 pad all for himself.

Aren’t most real estate companies in Brooklyn guilty of renaming areas? I ALWAYS see brokers calling Crown Heights, Prospect Heights. They used to do the same thing years ago with Prospect Heights. They used to call it Park Slope… this cycle is going to continue as long as the real estate market is hot…
About my other post, I would rather give a buyer 6% off than give it to a broker… too many bad experiences.
To McTeague, there is no problem with BedStuy, it’s just annoying when brokers try to push boundaries of neighborhoods out by several blocks in order to capitalize on a hot area. Let the tranditional boundaries stand; the more and more nice places that go on the market in BedStuy will result in people increasingly associating BedStuy with good listings. Need props for the neighborhood, not misleading listings claiming it is in another neighborhood.
Corcoran does this a fair bit with Clinton Hill, as do many of the other brokerages.
But remember when selling yourself, it’s almost expected that your price is more negotiable than someone listing with a broker, because no one is taking a commission.
To HJC: you can also hire an independent appraiser to come in and do an appraisal. They’ll do a walk-through of your home, take pictures and measurements, look at comparable sales in your area, and then write up a comprehensive report. This may be more reliable than relying on brokers, though getting brokers’ input is also valuable because they know the local market and are involved in setting asking prices. In connection with refinancing my mortgage last year, my bank sent me to JC Independent Appraisals in Farmingdale. There are lots of other such companies out there.
