This narrow but well equipped triplex in the Greenpoint Historic District would seem to have most everything a family needs but, as so often seems to be the case with rentals these days, it is not exactly inexpensive. (For those keeping score, last week’s pricey rental is already taken.)

Located on scenic Milton Street in the Greenpoint Historic District, it is one of a row of slim Queen Anne-style houses built in 1894 by Thomas C. Smith. Trimmed in white and festooned with swags, the red-brick facades alternate projecting bays with recessed loggias under arched openings.

The triplex — an owner’s unit, according to the listing — comprises most of the 14-foot-wide two-family. A second unit occupies the rear of the first floor.

With seven main rooms, most of them occupying the full width of the house thanks to the central stair, the apartment has a flexible and convenient layout that could work as a two-, three- or four-bedroom. A petite room near the entry could serve as an office, storage or guest bedroom.

The living room, dining room and kitchen are grouped together on the second floor. A fourth room in the rear next to the kitchen with a window seat could be a child’s playroom, family room, art studio or bedroom.

The living room has a bay window as well as the wood floors and moldings that run through most of the unit. The kitchen has wood cupboards, a stone counter, dishwasher, dark green tile and exposed brick.

A street facing bedroom on the top floor opens onto the terrace. Another bedroom and a large hall are also on this floor.

The triplex has two full bathrooms on the top two floors, a washer/dryer and 11 closets. Perhaps the only thing it lacks is central air.

Listed by Joan Dougherty of the Corcoran Group, the apartment is available August 1. Last advertised in 2019 when it was asking $6,500 a month, it is now priced at $8,000. What do you think?
