Foreclosure of the Week: 115 Fenimore Street
This free-standing wood house at 115 Fenimore Street in Prospect Lefferts Gardens is scheduled for auction this week, though given that the lien against it is only $26,051 we’ll be surprised if it actually makes it to the auction block. Thanks Bob.
I’d like to see the old tax photo for this place.
It is a tax lien — and one of the owners of record is a local real estate broker, but otherwise it looks like the same family has owned it since 1967 (and is one of the current co-owners). There doesn’t seem to be any outstanding mortgage, either, so I doubt there will be an auction.
FLH,
It’s:

There are MANY designation reports there. LPC used to refer you to a another website with really poor quality scans. That was better than nothing, but this is a great improvement.
What’s the url of the hd pdf for LM, Bob?
Dittoburg,
According to the LPC Designation Report, this house was built in 1896 and, along with #107, is the earliest house in the PLG HD. Wowever, it “has no original details visible”.
BTW, there’s a beautiful PDF of the 1979 designation report available for free on the LPC website. It’s much better than the printed version they used to sell because the photographs have been re-scanned and are far better than the xeroxed ones in the original print version.
Free-standing wood-frame – How old is this place?
Even if this wasn’t in the historic district, a tear-down would be unlikely. Both the single family covenant and the R2 zoning would only permit a single family house, which might not make economic sense. Also, for most Lefferts Manor lots (although I’m not sure about this one) the current FAR would only permit a very small building–much smaller than the existing structure. Of course the HD status is welcome icing on the cake.
I will offer $26,052 so the lender doesn’t have to take a writedown…
Well, lucky it’s in the HD so can’t be a tear-down. Hope somebody fixes it up.
