After we posted our Open House picks on Friday, we got an email from a reader noting that the broker on 248 Lafayette Avenue–Kim Soule–is also the broker on the Red Hook listing that we pilloried last week for being ridiculously overpriced. Interestingly, the reader noted, there may be a little extra air in the Lafayette listing too, given that it changed hands exactly a year ago for only $900,000. The listing claims it has been “lovingly” restored–and we agree that it looks to be in nice shape inside–so it could still well be worth it. But it couldn’t have been that big a renovation if the owner bought it 12 months ago and is currently fully ensconced there. Even if he put a couple hundred grand into it, that’s still a nice one year return! Did anyone make it to the open house? Thoughts?

If the floorplan is to be believed, this house is only about 31 feet wide. So the house is actually quite small.
This blog is great, I read it everyday, and you do a great service to your readers. I think it is healthy that you shine the light on some of these greedy gougers (yes, I know it isn’t just the brokers….). Yes, I also know the buyers need to play this game to make it work. I am getting really tired of the greed. It is just becoming nauseating. These people will be hoist by their own petards, whether sooner or later, and I can’t say they will get much sympathy. Some of us remember NYC in the prehistoric old days, say the early 1990s. If it happens, it won’t be pretty.
