Time for a little nepotism around here. An old Brownstoner pal is just putting his 2-story, mixed-use building in Williamsburg on the market. While a far cry from a brownstone, the property is located right in the middle of things at Grand and Lorimer. As the nicely designed by-owner website reveals, the ground floor commercial space currently generates $2,920 a month in rent, the residental second floor brings in $2,360. There’s also a sizable two-car garage. The kicker, from where we stand, is the unused FAR. Because Grand Street is so wide, the buildings along it have an FAR of 3.4 which translates into 6,800 square feet for the 2,000-square-foot lot, 4,300 square feet more than the existing structure. We’re going to recuse ourselves from any discussion of the $859,000 asking price on the grounds of conflict of interest. Interested parties can check it out for themselves at the open house on Saturday from 3 to 5 pm.

Hey ! This is right up the block from me! I hate those crummy little 1930’s buildings & I’ve had a secret wish that someone would buy them all, tear them down, and put up some big condo … but you can’t win them all. Also, if I recall , there used to be an incredible, old skool hairdresser where Curves is now, I cried when that placed closed … but time marches on.
There is another building down the street that Sotheby’s (!) listed, and was on here a while ago … it’s in contract now:

It’s going for almost a million and is on a filthy street, next to a skanky dominican bakery, and the G train runs under it (what’s not to love?).
I’d love to see a floorplan on the website.

1.11 – I don’t think it’s a problem. You have to step in and out of any tub with a shower. this is no different except there are no walls on either end. It is equivalent to a shower in claw foot tub with a curtain around it.
as someone who is renovating a bathroom, this is a question asked in all seriousness (not a snark)…are you really supposed to have a shower in that type of “drop-in” tub? seems like it would be a little dangerous to step in and out of that type of tub. i’m perfectly open to being wrong though…
Anon 11:35, you are wrong, most banks would never require more then 25% on a mixed use mortgage, and a lot of banks offer 80% financing on mixed use properties.
I’m in the mortgage business, and I am doing a lot of mixed-use buildings, so make your research before accusing our holy Brownstoner of being friends with a crook…
As the owner of a similar building in Greenpoint, a brick 2-family-plus-storefront, I’m glad you’re featuring 580 Grand. I can see borrowing some ideas from the 580 website when I’m ready to sell. It makes sense to me to spell out very clearly what it will take financially for a buyer to purchase an S1 building.

Grand and Lorimer is “right in the middle of things”? Not so sure about that.
FIRST of all the people that visit the site are just as important to it as the creator because without us it wouldn’t be here so slow down! Secondly, its okay that people don’t always agree with Brownstoner no one is threatening to kill the man, calm down. We all understand that we don’t have to read every post or read this site at all thats such an old card, thats not the point. People are here to state their opinions and they don’t always have to be the same as his or anyone elses. If you want to agree with him all the time then you go ahead but don’t crap on others who don’t.
