The Craigslist ad touting this deal doesn’t give an exact address, but it does mention that it is on Carlton between Dekalb and Lafayette, hardly a shabby location for the ‘hood. Given that there are six bedrooms, we smell a sweet arbitrage opportunity: Rent the entire place for yourself then sublet five of the bedrooms for $1,000 a pop to Pratt students and have an extra $500 a month in walking around money!   1. My beloved 3.5 story brownstone in Bed Stuy was a rental. One family house, never been chopped up, details a plenty. Never maintained or upgraded either, but that’s another story. Still, we rented it in 1983 for $500 a month, and I lived there for 17 years. Would have bought it, but landlady refused to sell. Had she sold it to me, I never would have moved to Crown Heights.

    It was a great house, and a great rental deal for many years.

    Seperate entrances. Not quite comparable to a triplex. But maybe you’re accounting for the more expensive location that would be Fort Greene.

  3. This seems like a reasonable approximation of market rent for this area, given that its only a three floor house. I always approximate my four floors as 6000 in rent if I ever wanted to rent the whole thing out.

  4. I lived for years in a shared rental of an entire brownstone. If you can find a landlord willing to rent one, and like living with people, it’s about the best way to live in Brooklyn. Our landlord had bought in the 70s, lived out of state, and charged us way under market for a whole house in PH. That said, there’s no such thing as 6 real bedrooms in a typical 20×40 3-story. You’d have to subdivide the parlor into two bedrooms, and you’d still have someone paying $1000 for something like the little room above the entrance or for the windowless middle room upstairs. Assuming a typical layout.
