This recent sale at 35 Underhill aka The Washington (remember Scarano’s mezzaninegate?) doesn’t have enough digits in it to qualify for the weekly list of Biggest Sales that we run on Tuesdays but it seems like a important signal of market strength for the Prospect Heights and Clinton Hill areas. The three-bedroom duplex was listed last August for $869,000 and was reduced to $848,000 in October before going into contract in November for what we now know was a price of $836,000. This means that the 1,445-square-foot pad went for less than 4 percent off the original asking price and at slightly more than $575 per square foot. We suspect it would fetch even a bit more today. I like it, but the living room looks small, probably due to the kitchen island that is the size of Gibralter. Do people that buy these places have no furniture?

sorry you guys feel that way. we scan through a lot of sales closing data and this one seemed noteworthy given how much this building has been discussed in the past. as always, though, you are welcome not to read it–or any other posts for that matter.
this is totally not meant to be snarky- but do they have to rebuild the false floor- that as used to get around the make mezzanine issue- when selling it. as i recall they had to put in a two foot plywood buffer so that the mezzanine space fit the code.
Yeah, I gotta agree that these little no-context one-off stories sound kind of sad and desperate.
Really? Times must be hard indeed, when one resale in Prospect Heights is news.
