Here’s an attractive pre-war two-bedroom on Washington Avenue in Clinton Hill. After sitting on the market for all of two weeks, the price was cut this past weekend from $645,000 to $630,000 in time for yesterday’s open house. The ad doesn’t say, but we’re guessing the apartment’s about 1,100 square feet which would suggest it’s priced at between $550 and $600 a foot. We’re liking the floors and the plaster moldings on the bedroom walls. (Luckily, the sellers will be taking the drapes with them!) Other amenities include apart-time doorperson, live-in super, bike room and laundry facilities. Anyone make it to the open house this weekend? Have other units in this building turned over recently?

My post may sound professional (in that it is my job, not in the sense of traditional “professions,” i.e., medicine, law, and, yes, accounting), but I am only speaking from my experience in dealing with this building and this agent. I have absolutely nothing to gain here and am only saying that I think, personally, not professionally, that this is a very good building in a very nice location and that the price is right. I am certainly not shilling for anyone; Elizabeth works for a different company; we are, in a sense, competitors, but I think she’s good, in my experience. End of story.

  2. It’s a nice prewar apartment building. Most of the units in this building are 1BRs of about 600 square feet. I looked at a few apts here in 2003, and they were going for around 199K then — now more like 350K-400K. I haven’t seen a iBR + den configuration in this building before — the separate den makes it seem quite a bit roomier. It looks ems like a great apartment. Just know that at 600K, you will have one of the priciest units in the whole complex.

  3. I think it’s still a bit high but getting warmer. A really beautifully renovated (even nicer than this one, but perhaps not to everyone’s taste) apartment in the same bldg with the exact same layout, but on the 2nd flr facing Washington, sat on the market at $599K for months, and through several different brokers. So if you trade the nicer renovation of the other apt for the better location of this apartment, they seem pretty comparable, so probably $600K is good for this. If you convert it back to a real 2 BR the layout is pretty darn tight. Love the building though. One of my faves in the nabe.

  4. Looks like a great apartment. Love the old details, and it certainly looks worth the price. Great building amenities, etc. What’s not to like?

    Love the bathroom, but that has to be the highest showerhead I’ve seen in a long time. Gives new meaning to the term “waterfall shower”.
