Considering that another apartment at 35 Prospect Park West in Park Slope was on sale last year for $6,500,000 (did it sell?), the fact that this duplex on the 14th and 15th floors is now asking $4,450,000 shouldn’t raise any eyebrows, right? (There’s also a lower-floor unit on the market right now for $3,500,000.) The 11-room apartment was originally built as a duplex, so there shouldn’t be any awkward post-combination issues to swallow. In addition to the five bedrooms, there are also two staircases. We’re not sure the wood-paneling is totally working for us but, whatevs, sweet pad. Think the price will fly?

I heard Brangelina bought all of On Prospect Park and are turning it into an orphanage.
The assisted living facility on the corner of PPW and GAP was once the Madonna Residence, a nursing home no doubt named for the original Madonna.
35 PPW houses lots of Jews.

Gives me kind of a fusty feeling. Layout is great, though, having all the bedrooms on the second floor. Oddly the price doesn’t seem all that high. Perhaps the $8 million HOTD has numbed me.
I just know I heard the story from someone who bought a coop in Park Slope 13 years ago, and said the building used to be called “The Madonna building” by residents at that time.
Part of me thinks Park Slope wouldn’t know what to do with Madonna, and another big part of me thinks she’d be the leader of the Park Slope stroller mom brigade.
You know she’d love it. She seems pretty neurotic.
But nevertheless, I would guess that Madonna has never set foot on Brooklyn’s shores.

Umm….2:10…Madonna was turned down for CENTRAL Park West co-op. Not Prospect Park West.
Madonna has no clue Brooklyn even exists.
I can assure you that much.
My broker said these coops are as difficult to get into as the chic ones on Park Avenue. Notoriously, in the 90’s, Madonna was turned down by one of these Prospect Park West coops. They don’t usually like celebrities very much in these places.
There is a very specific type of buyer for apartments like this, and they’re not anything like us here. Our tastes and lifestyle are just not comparable. There truly are certain types of people who would never live in a brownstone, even if it’s on the best block in Park Slope.
