True, I didn’t add up the footage from the floor plan. Have now. No, it’s not 850. But it looks like closer to 800 than 750 to me. And since when do hallways not count?
Perhaps it is bigger, but if we also compare this to 1BRs in price, you can pick one up in the coops for less than 300k right now, 200k less than this – many of which could have fantastic views.

Agreed, this is closer to 750sf. And as noted above, about 100sf of that is hallway, leaving you with about 650sf of arable land.
I also wonder, this being a smallish coop with apparently no services, why is the maintenance more than a buck a foot?
TD, do think this is marginally bigger than the 1 bdrms at clinton coop. other than the kitchen, every other rooms of this one is marginally bigger than the rooms in the clinton 1 bdrm units.
I own a 1BR and I’m quite sure it’s bigger. Just because this is listed at 850 doesn’t make it true. I’ve seen some coop 1BRs listed at 800, sometimes even 850. Not to mention 100SF of this listing is hallway. This does have a W/D though, which is nice.

TD, I’ve only been in one apt. in the coops. It was a converted 2-bedroom, originally a one-bedroom. It was not bigger than this; it was 750 sq. ft.
Looks nice. Not too bad the way the second bedroom’s been added (repurposed?) if you need 2 bedrooms, but, of course, would be nicer if it were common space.
(Um, that’s not really a “galley” kitchen, is it? Half a galley kitchen maybe…. Looks nice, though.)
Don’t know enough to compare all the variables to the Clinton Hill co-ops.
