  1. I don’t know, folks, but maybe I’ve just been unlucky in Brooklyn. 9-ish ft by 12 ft seems like a pretty decent sized bedroom to me. Brokers have definitely tried to squeeze me into rooms WAY smaller than that.

    Couldn’t you just close up the pocket doors and chop through the closet from the hallway to make it feel more like a regular 2-bedroom?

    I agree with the comments on the kitchen layout being odd. And the pendant lamp. Those babies are $250 max. You’d think they could throw that in for kicks.

  3. Damn Stargazer lol Id certainly give 2 cents to live there in fact Id prolly pay around 375k for this place…thats what its worth. You can get a million times better deal @ CH co-ops or even Kingsview in terms of actual living space you can get a CH co-op for 350-375k and one at kingsview for 300-350k. This FSBO needs to get a clue, lower your price now or you’ll end up lowering and paying a broker in 3 months when you get so frustrated cuz no one is making any offers on your place. A broker will come in, tell you how delusional you were, charge you 6% and sell it for what you could sell it for now. Do your self a favor…unless you have an offer soon (soon meaning like a week or so) drop it 100k.

    Sell it now for 375k and pay only taxes and flip tax if there is one…

    OR

    Waste the next 3 months not moving it, interveiwing brokers, hiring one, have them tell you its worth 375k, pay them 6% which is approx 22k…and net 22k less

    I also just read this detail: “DWR Nelson ceiling pendant light not included in sale price.” At this price, they really should throw in the $300 lamp, not to mention a large bag of cash…
