Looks like 2 apartments combined together.
The small bedroom should be a part of the kitchen. The small bathroom there should be the laundry room.
The Den should be the formal Dining room, (next to the Living Room)the dining room should then be a bedroom.
But with all the windows all over, and especially in the bathrooms I like it a lot and could be reconfigured to be perfect.

Agree with Minard. 1.6 sounds more realistic.
You can expect the maintenance to go up around 6-7% basically perpetually.
The tax rates are pretty high on these coops.
the little nursery off the master bedroom is a really nice amenity. But a low floor tends to be somewhat dark, and no views. On the other hand some people really hate the thought of living high up and there is lots of cross-ventilation.
Super-nice three bedroom units like this with an extra little nursery, are rare. Especially in a pre-war. I bet they get 1.6 for it.

Looks very nice but too pricey, IMO, for the space and the maintenance.
Off topic but, for some reason, the Agent reminds me of Peter Finch in Network.
The layout is a little weird, the dining room is not off the kitchen. There is laundry though, it’s off the bathroom near the kitchen.
