This is a pretty nice apartment. I don’t like skylights over the bed but that’s just me. The price seems a tad high considering the high maintenance.
Buyers are certainly going to count the sq. footage as livable space and that’s what’s going to matter. It looks like most of the units in this building are the similar setups. They’re asking is wishful thinking.

You can’t count the mezzanine in the square footage: as the ceiling height is below 8ft, it’s not legally habitable.
Very nice renovation, and very nice location, but this is a 500sf studio. Even if it were in the West Village, this would be optimistic pricing. Not exorbitant, delusional is the word you’re looking for.
