This floor-though co-op at 106 Prospect Park West just hit the market with an asking price of $625,000. It’ll be interesting to see if it can fetch that price. Building location and architecture are top-notch, and the living room is pretty darn impressive too; the kitchen was recently renovated and looks in nice shape though we think they should have gone with some lighter finishes. The bedroom feels a little cramped. Does this package merit over $800 per square foot? We shall see…

$625K to live in a twelve foot wide basement apartment? (It’s definitely the ground floor; the car parked outside is higher than the floor.) Are people nuts?

It’s fine I guess and no more narrow than you’d expect for a brownstone floorthru. But from the photo of the living room, it looks to be on the ground floor. That’s gonna bring the price down.
Don’t even tell me the agent is counting the “dressing area” as a 1/2 room. Laughable.
But lighter finishes in the kitchen wouldn’t be ‘contextual’. Waddaya think, they used bamboo back in 1850?
