Like its neighbor that we wrote up back in November, this second-floor co-op at 2022 Beverley Road appears to offer quite a bang for the buck: a 1,200-square-foot prewar apartment in good shape for $269,000? Sounds too good to be true. One posible explanation: In the thread from November, one commenter called this part of Flatbush “sketchy” and another called it “iffy.” This one’s also a sponsor sale so there’s no board approval process.

What was the kitchen like?
It’s funny that in street view while you can see this building from E21st St, there’s a gap on Beverley Rd between Ocean and Flatbush. Was it too sketchy for them to drive through with their google street view camera cars?
I toured this apartment when Corcoran was trying to sell it. It’s pretty. I didn’t like the new flooring they put in the living rooms. It’s right on the ground floor, and felt exposed to all the car and human traffic pouring off of Flatbush. Also the bedrooms have windows directly onto an interior courtyard that as I recall had a small play area; I remember thinking that you would wake up in bed on the weekend and children would be playing about two feet from your face.
These buildings do have great bones, but, yes, I would describe this section of the nabe as relatively sketchy. A little more police action, lacking in single family Victorian houses, so population density is far greater.
looks like lotsa bang for ur buck, i dig it but not familiar with that stretch of “ditmas park”. i do like the eateries on cortelyou though, and this place’s proximity to the park!
