Over priced by about 75k…itll deffff sell for around 500k-525k not 575k. I dont think the market has much to do with it, the market over all still isnt that strong. Fort Greene is what will merit a half million bucks, Fort Greene is its own market.
That’s only 830sf if you count the shared hallway. More like 700sf, which comes in at $800+ psf. Location’s great, but that’s a lot. Splitting the yard in half is an interesting outdoor space solution.

This property aside, it would seem that the market has strengthened quite a bit from the lows.

If this price is high then we are definitely looking at a significant reduction from peak pricing. This would definitely have been on the low side for a similar apartment with outdoor space in 2007.
this listing looks super familiar -ie might’ve been a COTD listing here and recall it was listed at an even FATTER ASK. Nice unit and location. price does look high

It does look smaller than 830, but the yard makes up for it.
Very pretty, looks smaller than 830sf, compromised layout (access to outdoor space/bathroom through the bedroom), nice location, a bit pricy.
I have noticed, in a few listings here and there, some non-crackpipe pricing.
