Some may not be thrilled with the second-floor status or the single bathroom, but the layout works well and original details abound, so we suspect that there will be no shortage of admirers. The question is what they will make of the $739,000 asking price. Predictions?

This apartment sold back in 2007 for $695,000. Looks like the sellers are just hoping to break even.
I also saw 9B…It was quite shabby and badly in need of renovation.
This one looks pristine.
9B went on the market a week after Lehman’s collapse in September 2008 and was pulled off the market the following April, still in the midst of the NYC housing market deep freeze. Not sure it’s indicative of what interest this listing should garner now. But I’m also not sure that 2B will sell for much more than $695k, which is what the owners paid in October 2007. I’d guess they’ll get about the same.
9B needed some renovation – walls needed skimming, needed new bathroom, new hall closets and possibly new kitchen. I saw it. Has awesome views, which I guess you would not get on the 2nd floor.
Would guess 700-725 for 2B.
That place is about 800sf, so the asking price is over $900/sf.
Seems like a stretch.
9B was for sale at $699,000 and didn’t get a taker. It’s hard to imagine someone will buy 2B at $739,000, but it only takes one.
Rooms don’t seem so small to me. Though, since it’s a real two bedroom (that is, not a one-bedroom masquerading as a 2 where the second bedroom is really an office, etc.), I’d want some other little space that is separate from the living/dining. But this is a pretty great place. For me, second floor is only unfortunate because those great exposures are partially blocked so not the kind of light you’d get on a higher floor.
Asking about $700/foot. Probably not far off.

I think it goes close to ask too!
Pros: Fresh renovation, decent layout, great location — near good subways, the park, and the farmers’ market. Monthlies are low.
Cons: Not in PS 321, small rooms (and as this post already notes, only one bath and on a low floor).
I think this is priced about right and they’ll get within 3-5% of ask.
