Co-op of the Day: 2 Grace Court, #3G
This third-floor co-op at 2 Grace Court in Brooklyn Heights is a nice middle-of-the-road prewar apartment. We like the open living/dining area, the common roof deck and the location just off the promenade. And for a doorman building in The Heights, the monthly maintenance of $1,200 ain’t too bad at all considering that the unit itself has 1,100 square feet. The asking price is $769,000. You feeling this place?

the new owners should restore the French doors separating the dining and living and restore the closets too. I have been to unrenovated units in this building and they are very charming, here, they blew everything out. I guess some people like that.
I agree that this should go for ask or very close.
This actually is less than I would expect a 2br in B Heights to be. Which is mainly an indicator of how ridiculously expensive that area is.
Still, nice place and I totally dig the roof deck. No closets on the floor plan, I’d wanna see those.
They’ll probably get close to asking on this.
I think the caps are to assist what will inevitably be an older person buying this apartment.
It looks like a nice enough place. Concerns me that realtor didn’t say VIEWS VIEWS VIEW or OH WHAT LIGHT! bcs some of these units are dark and have too many rooms that face only the interior.
1200 is a lot. It could be 1400-1500 if you wanted/needed to sell in a couple of years. That’s tough
Actually the staging of it does look nice and neutral. Although I think the measurement of that one bedroom might be off, 27 feet??
Or at least to tone down on the BREATHTAKING use of ALL-CAPS!
It’s a nice lil apartment, lady. Calm down!
And was this building an armory?
Those are the thickest interior walls I’ve ever seen in a residential building.
“DROP DEAD GORGEOUS!! Right out of HOUSE BEAUTIFUL”
EXAGGERATION!!!!
“this pristine 2 bedroom …… has been METICULOUSLY RENOVATED with every designer touch you see in designer magazines!”
If so, I’m canceling my subscription to designer magazines.
“The KITCHEN HAS THAT WOW FACTOR…”
Oh Boy. I’m not WOWED! Looks like a typical kitchen in a modest reno.
“the MASTER BEDROOM HAS CUSTOM BUILT-INS WRAPPING ALONG A WHOLE WALL!”
Should show a picture of this cause on plan all I see is NO CLOSET!!
“What more can you ask for?”
For realtors to STOP SPEWING BULLSHIT WHEN DESCRIBING REAL ESTATE. People have eyes you know.
When did $769K become middle of the road?
