  1. 3/6 photos of sloping ceiling feature means it’s important; pool of likely buyers:

    a) Wealthy kids under 12 who are also too dumb to realize they’re gonna grow, and
    b) Famous little people

  2. Great location for subway and Park Slope/Prospect Heights convenience, but a noisy one- that’s right where 7th avenue flows into Park Place and Flatbush Avenue. There’s a bus stop right there. And it’s a 4th (or 3rd, minimum) floor walk-up.
    I think 469K is steep for what one is getting; so, to me convenience seems to be this place’s only strong point.

    Head a few blocks into Prospect Heights and there’s certainly better 1BRs on the market right now, I reckon.
