This two-bedroom FSBO listing just popped up on the Brownstoner Marketplace and caught our eye for what looks to be a successful balance of original charm and modern updating. While we don’t always love exposed brick, in this case it works pretty well. The railroad-y configuration may not be to everyone’s liking, but the kitchen renovation is on of the nicer ones we’ve seen in an apartment of this size recently. Given that this place sold pre-renovation in 2005 for $610,000, what do you make of the $710,000 asking price? There’s an open house on August 1st but don’t bring your broker—they’re strictly verboten on this one.

Exposed brick reminds me of all the cheap railroad style rental buildings on the east of the UES. Also it tends to make rooms too dark IMO.

we tend to like exposed brick in a loft conversion but not in a townhouse parlor floor…

Seriously? I think the majority of the people that don’t like modern/new/bland construction are lovers of exposed brick! That was an unexpected perspective from the bloggers imo.

Well, I think the price is crazy, because it’s so small and cramped; well-arranged and lovely but really, really claustrophobic.
This is what I would recommend: go to Streeteasy, and do a search for 2br/1ba coops in the PS321 zone. Have a look at what’s in contract, and what’s been for sale over 90 days. How does your apartment compare?
The floor plan is impossibly small, but I can tell it’s the typical railroady 2 units per floor PS deal. Better layout than the one I used to live in (which put the kitchen/living room in the back, office-size bedroom and bathroom off of the skinny hallway and a double size superbedroom in the front). Seems like tricked out kitchen is encouraging the owner to ask about 50K more than what it’s worth, though.
I think the place is cute. Could use more windows, but at least the colors of the walls and finishes make the place seem brighter.
Golly gee! Park Slope sure is pricey!
floor plan is in there but impossible to see – needs to be able to be blown up. what do you get, two windows in front, two in back and a 3rd floor walk up?
