This new listing at 47 Plaza Street West isn’t quite as huge or swanky as its 11th-floor neighbor (which appears to have sold very recently) but the two-bedroom, two-bath co-op is impressive nonetheless. The apartment has all the prewar touches that you’d expect from a Candela building. Probably the only nit we can come up with is that the second bedroom is on the small side (though you could close off the dining room and solve that problem). At $1,768, the maintenance isn’t low, but then again it’s a full-service building. The asking price is an even $1,000,000. Think it’ll fly? (Note: We’re removing the Pricing Widget until we can get a more sophisticated version built with predictive measures other than the average price, which 99 out of a 100 times dramatically understates the ultimate sales price.)

yeah, 1 million does seem a bit high for a small one bedroom. Even if it is a nice one with a dining room and maid’s room.
Late to this party, but I can’t imagine paying 1m for this place. And maintenance not cheap.

BklynSoFar…I owned a Candela Condo in manhattan. They aren’t all that great other than the thickness of the masonry walls ( which is great…you avn’t hear ANYONE ELSE). Primarily, the closets are scattered and too small by modern standards.
The bedroom here though looks to have well designed, ample closet space but I suspect it was redesigned.
Tyburg, as we all know, the price of this apartment is related to it’s location. If it were in Jackson Heights or Minneapolis, the same apartment would be less expensive.
Outliers, by definition, are not the norm nor becoming the norm. When owners overprice a propert relative to the rest of the neighborhood, most of the time it doesn’t sell.
I’m amazed there are some relatively affordable places than an hours commute from midtown and downtown Manhattan. This is not the case in the Bay Area.
But NYC is expensive. Especially if you have children.

Hello! This is a CANDELA building. I would love to live in a Candela space. And well anything is possible. If someone desecrated his dwelling design it is criminal (see NOP quote above). My family lived in a pre-war back in the day and one of our rooms had been included in the apartment next door. That was nothing compared to what has happened to pre-war buildings since then, such as making spaces into 1-1/2 rooms with a small closet.
Candela was known for intricacies of design even “puzzles” in his interiors, making people feel wonderful just to exist in them. (This had something to do with his code-breaking work in WW II. Look it up.) His apartments are coveted in Manhattan. There are only 2 of his buildings in BK, as people here already know, and this is the only apartment for sale. If this space is as he planned it, there will be nothing wrong with it; if altered, well — already said that.
And to indirectly refer to M4L, 4:53, yes, Candela’s spaces as he designed them are works of art.
And before you reply with some dismissive comment… I don’t think this apartment should sell for $150k. Preemptively restrain yourself from being a dink.
11217 — You do know the difference between a “signature penthouse” and a livable 1+ bedroom apartment, right?
I would actually say that it _is_ a very livable 1 BR (rather than an actual 2).

I agree. This is a 1 bedroom plus office, or whatever, but not a 2 bedroom.
Of course, putting it in that perspective does make 1 M seem a tad too eager, perhaps. Perhaps.
Shouldn’t you be at Lot 2 by now!?!?!
