This two-bedroom co-op at 1 Plaza Street West has been on and off the market for most of this year. We suspect that its failure to sell has something to do with the fairly high maintenance of $1,180 since the asking price of $649,000 is pretty low for a prewar apartment of this size, even one that’s on the ground floor. It’s a sponsor unit, but appears to not have been butchered the way many sponsor-renovated apartments often are.

  1. Maybe on the 37th floor of a “luxury” high-rise, but not on the first floor. On the positive side, they could start a side business and sell coffee and newspapers from their bedroom window.

  2. You know what…yes, it’s on Flatbush but thousands of people also live in Times Square, along Broadway and right over top the entrance to the Lincoln Tunnel.

    And guess what, they pay about double this for the privilege of doing so. So not EVERYONE has an aversion to being near noise. Some people, in fact moved to NYC to experience the noise.

    I’m not one of them, but don’t think people don’t pay $4800 a month for a 2 bedroom that sits on 37th and 10th Avenue on the entrance ramp to the tunnel. Cause they do.

  3. High maintenance in a co-op usually represents high drama with the co-op’s Board, physical condition and or management. Even where it is, there’s no reason for the MAINTENANCE (the operative word here) and not rent to be that high on a two bedroom apartment with a price tag over 600K.

    Co-op owners that have been through the co-op drama, I’m sure will agree.

  4. Ground floor directly on Flatbush, next to the subway station… I’m assuming the train rumble would also be part of the ambiance.

    Or is it a dark unit on the backside of the building? (somehow that’s sounds slightly more appealing)
