This two-bedroom co-op at 1 Plaza Street West has been on and off the market for most of this year. We suspect that its failure to sell has something to do with the fairly high maintenance of $1,180 since the asking price of $649,000 is pretty low for a prewar apartment of this size, even one that’s on the ground floor. It’s a sponsor unit, but appears to not have been butchered the way many sponsor-renovated apartments often are.

Ground floor at this location? No way. Also, there’s been a sidewalk shed at this building for what seems like ages. What’s going on with that?
A unit in the same line but on something like the 14th floor (and with ridiculous views) was being offered at $600K last year. Granted, it needed a little work, and the one elevator in this building is both cramped and slow, but if the same space 150 feet above sold for less than $600K, it’s hard to see how this thing fetches anything near even $550K, especially when you’re pretty much assuring your kids of getting childhood asthma.
Speaking of Lesloaf, I just heard this week that Toren is 65% sold.
Don’t forget, “sponsor apartment” means no board approval, which is worth a great deal. Having just been through the ringer in our co-op board approval process, I would pay a premium to avoid that hassle.
That said, you could probably get a 2 BR in the Torren or Oro for a similar monthly outlay (prices are higher but common charges are lower), still live right on Flatbush Ave., but at least have a pool….
I was talking about your hypothetical Hell’s Kitchen 2 bedroom rental at $4,800. Anyway, if this exact same apartment was for sale on the 6th or 10th floor, I would think they’re not far off. As a first floor listing, it is completely crazy. If you are on a residential, leafy block, and have access to a backyard, a first floor apartment is completely fine. In this particular instance, it is the pits, barely suitable for residential use, in my opinion.

It’s not on the 37th Floor Maly, but this is a luxury building with doormen, porters, etc.
There are some idiots (I mean buyers) spending more than this on the butt side of One Brooklyn Bridge Park facing the BQE are they not?
i think this is WAY overpriced vs. a condo. you can find proper 2 beds with A/C, 2nd bath, new and better appliances, etc.. and if it’s a lo-fi building low cc’s and a tax abatement.
