We’ve seen listings on South Portland tout the block’s #1 TimeOut ranking before, but we’ve never seen someone getting mileage out of a #21 spot until this listing at 254 Park Place. The two-bed, one-bath co-op was listed back in March for $575,000 and has gradually worked its way down to the current asking price of $499,000. It’s not particularly sexy, but the Park Slope pad is nicely renovated and both bedrooms are real bedrooms. The lack of a second bathroom may be a negative for some buyers, but at least the one they have is well-located in the floorplan.

I’ve been in this building – Not sure how to weigh the price, but it is a great location near Vanderbilt and the roof deck + views from this building are pretty amazing. By no means seems unreasonable.
Still a little overpriced, but one could certainly get less while spending more. The floorplan maximizes the utility of the space available, and manages to provide two real bedrooms. We looked at a coop next door, and the view from the roof deck is flat out amazing.
Maintenance is high, though.

Looks like pretty good value to me. Nice location, good layout, nothing to write home about in terms of details but priced accordingly.
The sf is on the small side, but the floorplan makes the most of it. I like that you can fit a W/D in the unit, that there’s something of a roof deck, that you can have pets. Good location on the Slope-ier side of PH, near the park, farmer’s market, more than one subway line.
I can live with the lack of charming details—I can see it as a blank slate that you can punch up with color. I’d love to have a 2nd (or half, ensuite or no) bath, central a/c and/or a doorman, but know that’s unlikely at this price point. (I only saw the value of having a doorman when FedEx left a package on my stoop, and which was stolen despite living in safe as kittens Brooklyn Heights–heh.)
According to Corco’s mortgage calculator, the monthly outlay at ask would be close to the cost of renting a 2 BR in Brownstone Brooklyn (around 3K). I might not choose it as my “forever” house, but it’s a good and realistic for what it is.
The “ensuite” bathroom in the description must be a mistake–my guess a cut-and-paste job from another listing.

nuh-huh, Mr. B was off. Check ACRIS: entered into contract February of 2008. You’d have to be completely daft to buy 11E for $2,341,000 when 11F (which has a better layout imho) is listed (listed!) at $1,850,000. That’s what made me curious, because the choice made no sense.
Yikes 2 bedrooms in 712 sq feet? Nice location though.
maly, for the board of ed bldg in brooklyn heights, all one bedrooom/one bath apts were advertised as having “master bedroom” and “master bath”.
