It’s hard to find three-bedroom apartments for under $500,000. At $429,000, this one at 40 Clarkson Avenue in Prospect Lefferts Gardens certainly qualifies. It appears to be in decent shape, but the railroad kitchen is unlikely to get anyone to excited. We’re also not thrilled with the lack of prewar details. The monthly maintenance of $1,001 for 1,250 square feet is reasonable though and there’s nothing wrong with being across the street from Prospect Park. What do you make of it?

LowerUWSider, can I ask you what specifically tells you that it’s unlikely to be truly pre-war? Want to learn.
Did the person who put $268,000 even calculate price per foot? Lame. Outliers should be disregarded in these “appraisals.” Yes, it’s the very bottom of PLG, but $343 a foot is still very good for that block. Geez.
Kitchen looks 100 sq feet +, nothing to sneeze at.
I guess in broker-speak, “prewar†now means before the end of WWII, because I seriously doubt that this building pre-dates the start of the war (1939) or U.S. involvement (1941). Maybe they should just call it “WWII-era.†Less cache, but more accurate.
Price per foot is very good. They MIGHT get ask, uh, depending on the LAYOUT.
Need a floor plan to see how the kitchen might be opened up. Need a floor plan period .. . . . can’t tell anything about the layout .. . at least I can’t. Maybe an architect or builder or just a better visual putter togetherer could, but I cannot. 1250 feet is good for a three bedroom, but without knowing the layout, it’s not very useful information. Duh!
Very tired of no floor plans as anyone who rabidly follows my insightful comments would know .. . . . . .. . . .
So…for what this would cost me I can purchase a small single family home not too far away, right?
