It’s hard to find three-bedroom apartments for under $500,000. At $429,000, this one at 40 Clarkson Avenue in Prospect Lefferts Gardens certainly qualifies. It appears to be in decent shape, but the railroad kitchen is unlikely to get anyone to excited. We’re also not thrilled with the lack of prewar details. The monthly maintenance of $1,001 for 1,250 square feet is reasonable though and there’s nothing wrong with being across the street from Prospect Park. What do you make of it?

Sure, it’s not Brooklyn, but if you’ve ever seen Hudson Heights, you’d realize it is also a gold coast. For prewar apartments and pricing, at least in my mind, Washington Heights is what PLG and Crown Heights must compete for. Washington Heights (to buy, even) is still much, much cheaper.
4J is the listing I saw, I think. It’s interesting how the “railroad” kitchen looks so much cuter with its original dining area half-wall dividing it. Still, how cute 4-J looks makes me optimistic about 5-J — although, it does make me wonder about the price.
I need to talk Mr. Heather in to considering co-ops, I seriously think that this place, despite the fairly crappy school options, is golden location-wise. It’s not my favorite area in Brooklyn… but it’s a great location. And livably priced, by which I mean, what we pay in rent in a much, much more gentrified area would almost pay the mortgage.

It’s in walking distance to all the things you mentioned except, possibly, the Islands Restaurant (which is on the far side of Eastern Pkwy and over a mile away).
It’s kinda near King County Nursery, a new wine shop, the botanic gardens, and the Islands restaurant — maybe not walking distance but a quick car or bus ride — if there’s a bus. Those are nice things to be near.
Serpentor, I’m referring to mortgage plus monthly. This place will be about 3,000. You can purchase a house in this general area for 500-600 more per month.
Meanwhile, I think “detail” is overrated. You can buy moldings at Lowes. Light fixtures might be harder to find but they’re out there.
Ishtar, where do you see single family homes nearby Clarkson at that price? I only see townhouses that run to twice that.
