We’re a sucker for a good listing at The Griffin, the large prewar co-op building 101 Lafayette Avenue in Fort Greene. Today’s Co-op of the Day is no exception. While it’s only 450 square feet and in need of some TLC, we suspect the high floor and prewar charm will be enough to win someone over at or pretty darn close to the asking price of $249,000, especially because the maintenance is a perfectly reasonable $458 per month. Do you agree?

Does the mtn include heat? Guessing those gorgeous old-fashioned casement windows probably leak like crazy.
this building is so depressing inside! i went there for an open house and ran right out. i love the casement windows and location; but the common areas left a lot to be desired: they were dark and looked like they hadn’t been cleaned in ages.
yeah i lived in a 400 SF 2 bedroom once and it didnt seem all that small. but then again my first 5 years in nyc i lived in a 50 square room with a pitbull and a rabbit

450 sf is not small for a studio.
In fact, it’s not all that much smaller than many 1 bedrooms in the city, which usually average around 500-700 sf.

On the outside the Griffin is a gorgeous building and the location can’t be beat. The apartments, however, usually leave a lot to be desired, owing to the building’s beginnings as an apartment-hotel with tiny rooms and kitchenettes. Unless you’re looking at several spaces that have been artfully combined, like one that sold there recently (I think it was a one bedroom plus a studio, made into a two bedroom), I just don’t get it – although I have had clients who’ve waited for an apartment there to buy. The doorman is a plus, as is the bike room.

like it or not, every freaking listing at this place has been selling fairly quick and near asking so I’ll play it safe and say trend holds
