We’re a sucker for a good listing at The Griffin, the large prewar co-op building 101 Lafayette Avenue in Fort Greene. Today’s Co-op of the Day is no exception. While it’s only 450 square feet and in need of some TLC, we suspect the high floor and prewar charm will be enough to win someone over at or pretty darn close to the asking price of $249,000, especially because the maintenance is a perfectly reasonable $458 per month. Do you agree?

  1. 450 sq ft is more than enough room for one person. I recently downsized to a studio and it’s amazing how much extra crap one accumulates simply because they have the room. Clean, uncluttered, simple living (although having more storage space helps)

    Place has good bones. Obviously needs a new kitchen and bathroom (I would want to knock that wall down in between the closet and kitchen and get some full-sized appliances and lots of granite!!!)

    Price seems good for a ‘prime’ ft greene location. This would be, what, 100k more with double the maintenance in Brooklyn Heights?

    Listing is pretty thorough and honest too – light on the broker speak!!

  2. We’re on the “stacation” segment of our travels and I’m home checking in. Some of you were rather petty. To be honest, this is a 15th floor studio with very nice views and it may be the best someone can afford so being cute about a “shared toilet down that hallway” is a little mean in my opinion. Plus, someone owns this apartment and probably made it into a nice home so it is rather unfeeling to that person to be so flippant.

    Sure, the apartment is small…as though there aren’t small apartments all over New York City. Here you might be able to afford your own place, have a lot of light and a view.

    I’m sure it will make a nice home for someone new.
