The light and views are definitely sweet at this new co-op listing at 150 Joralemon in Brooklyn Heights. The living room feels a little skinny though, which makes us think this place would work a lot better as a huge one-bedroom. (Tear down that wall, Mr. Gorbachev!) And with an asking price of $475,000, that might be a real option. Of course, as we’ve seen before with this building, the maintenance is painfully high. In this case, we’re talking $1,411 a month.

  1. I actually think this is a pretty good deal for someone who likes the convenience of living in the Heights in an elevator building.
    The building was a very early conversion from offices to residential. That is why the units look a little retro.

  2. That raised “bedroom” is so weird. There has to be a reason for it, and I don’t want to know what it is. There is no excuse for those stupid cut-outs, though.

    Why is the maintenance so high in this building? Is the co-op paying the live-in super’s mortgage? What are the amenities, besides having an elevator and a laundry room (that you are right next to!)?

    I keep getting fooled by listings for this building. I see the reasonable price and convenient location, etc., then I click through and see that, dammit it’s that stupid high-maintenance, weird second-bedroom building again.

  3. With that maintenance, the monthly out of pocket is roughly equivalent to carrying a $580K mortgage (tack on down payment and we’re talking a $700K unit) with maintenance at $5-600.

    For a 1BR plus den or baby room, with no laundry in the unit.

    Sounds like a great investment.

  4. a lot of the units in 150 Joralemon have those raised bedrooms — either it’s something with the building or everyone was using the same, insane architect. assume it’s something with the building.

    I can’t load streeteasy right now, but there is a smaller and trashed unit for sale in this building on the second floor that I think might be a deal for someone. The maintenance in this bldg is a killer tho.

  5. It’s a spacious 1BR. Knock down partial wall. Intersect new wall into exterior column, south of existing partial wall. Turn 1/2 bath into closet. 1/2 baths are for multiplexes. Knock down maintainence too.

    AND I HATE all those cut outs in the walls.
