This co-op at 385 Clinton Street in Carroll Gardens has a lot of nice things to recommend it, but we still have a hard time seeing how anyone will end up ponying up $1,485,000 for a third-floor walk-up in a non-doorman building in this location; on top of that, the railroad layout and the single bath seem like additional hurdles. What do you think? Kooky asking price?

  1. Low maintenance almost certainly reflects that underlying mortgage was paid off many years ago. Maybe this is an original coop. Also building probably self managed by fiscally conservative people. Wonder if there’s much deferred maintenance or assessments.

  2. This is an original “French flat.” Apartments with this many bedrooms (2 full plus a possible two others) and this layout are extremely rare in Carroll Gardens.

    That said, I don’t know the going rates.

    Also check the building financials, tenant relations, percent building owned, etc.

    Might be able to get a discount for all those mirrors, swags, and chandeliers.

  3. Bolder, this doesnt look like 2 aptmts combined. my crown heights apts is super similar – only diff is there’s a formal dining rm near the back end of the aptmt. A lot of these old old aptmt bldgs are super deep (80 to 110 ft deep)
