I had this apt in 1994 for $125K, pre-reno, when another sleazy broker stole it out from under me (and my broker) in a move that recalled the bad old days of the mid-80s when prices were climbing. It is a lovely apartment, although the bedrooms are quite small. The huge windows and the river view were amazing. While I ended up in a great apartment, also in the Heights, I still lament my loss. Although the no dogs rule is a drag, since I have had a dog for years and can’t imagine not having one.
For a single person or couple this would be a fine apartment in a great neighborhood, on a beautiful block in a very fine building. And you can’t beat the low maintenance.

Curious why you think ‘a couple blocks away’ is a comp for Columbia Heights? Granted most covet the even numbered promenade side, but I have yet to see anything under $1M languish on the five block stretch between Cranberry and Montague. Pretty much everything goes quickly on that street, and often for over ask.
The half bath is in one of the bedrooms! The full bath is the “public” bath. Ah, NYC compromises.
Looks sweet and swell, if teeny. Great maintenance, fantastic location.
Bedrooms are indeed very small, which will turn off many (at least me). But enough people want something in the Heights, particularly that location, with a second bedroom; this will go pretty fast. But not over ask – my friend is closing on bigger, nicer 2BR/2Bath duplex a couple blocks away for less than $50K more than this ask..
No dogs is the dealbreaker, not to mention no outdoor space. Yes, bedrooms are small, but it’s a very nice apartment. I never understand why people recently renovate and then turn around and sell though.

Tiny airshaft bedrooms, but cheapest maintenance I can recall for a 2BR in the neighborhood. Bet this goes quickly after a bidding war.
