Apartment buildings don’t get a lot more charming than 2 Grace Court, where today’s Co-op of the Day is located. This particular apartment is a two-bedroom, one-bath on the second floor. It’s got old the old school bones plus an attractive modernized kitchen and some nice built-ins in the living room. The maintenance is $956 per month and the asking price is $745,000. Sound reasonable?

  1. Pete, Minard, Grace Court is a dead-end street… that runs right up to the BQE. A chain link fence is all that separates you from the highway.

  2. I’m with Pete, its a perfectly charming apartment in a full-serve building with two real bedrooms and a large separate kitchen in Brooklyn Heights. Not too much not to like.

  3. charming deadend street, views over the harbor when walking down it, ad says something about common roof deck which must have amazing views. Looks movein condition. Doorman.
    Very classy.
    I say $720k.

    This place is really .. okay. The dining room with be stroller parking. The rooms too narrow. The maintenance not cheap enough. I think ppsf is total bullshit personally. Places in BH go for $500-1000 dollars psf depending on condition, maintenance, location, view, layout, doorman … so many factors that it’s 100% meaningless.

    Allow me to clarify. It’s a sad little rabbit hutch for 3/4 of million clams. Drop it to $600k and somebunny will snap it up.

    But, yeah, I agree with most here. It’s a decent place with some nice features for a good 150K less.

    (The photos could so show off this place much better — it’s not a huge apt., but the photos don’t give the sense of space that there IS there.)

  7. What a sad little rabbit hutch this place is. The bedrooms are small, the closets insufficient, and the “dining area” is an intersection, not a usable space. Decent windows though.

  8. Yes, its charming, but only about 800 SF or so, which for a 2-BR starts getting cramped. At about $800 per SF, thats about $650,000-$670,000. Considering there is always one person who doesnt really care to do their homework like everyone on this board, I am guessing it hits $700K.
