Apartment buildings don’t get a lot more charming than 2 Grace Court, where today’s Co-op of the Day is located. This particular apartment is a two-bedroom, one-bath on the second floor. It’s got old the old school bones plus an attractive modernized kitchen and some nice built-ins in the living room. The maintenance is $956 per month and the asking price is $745,000. Sound reasonable?

  1. Ive walked the block to the end, and can tell you that the highway abuts the building – folks in the first floor in west building are in direct sightline to bus passengers. You get the river views, but also view of traffic (more of an issue on lower floors.) A tradeoff I guess. Just have to keep windows closed.

  2. For someone who actually lives in the building, let me make a few comments. First, the building is divided into four mini-towers that run along the end of Grace Court. This apartment is in the one second closest to the BQE. You can’t hear the BQE in the apartments in this tower. I can’t speak to the tower next to the BQE. The BQE is the same level that it is on Remsen/further north in the Heights. The only difference is if it is covered by the Promenade (the end of Remsen isn’t covered to be clear). For those touting, Remsen or Pierrepont I’d point out that there is a big difference in my mind between a dead end street and one that is filled with tourists/wedding parties that are walking to the Promenade at all hours. You couldn’t ask for a quieter street than Grace Court.

    The views from the common roof deck are incredible. The building redid the roof deck just last year.

    I’m not going to comment on the price because I don’t really care. I’m not moving anytime soon.

  3. NorthHeights, sounds like we are in the same neighborhood. I am actually not trying to be too negative on this apartment. Yes, I think it needs to come down about 25% and yes, I do think that there is a lot of noise on this block because of the BQE (particularly as you get close to the BQE as this building is). But as I said in my original post, I actually do quite like the style of these buildings and I do like the finishes in this apartment. I think Grace Court is a lovely street, but the proximity to the BQE is a definite negative. That’s all I am saying.

  4. While the bqe is not covered at Grace Ct it is still sunken. I suspect the west facing units are quite noisy but are definetely well above the roadway (by about 20 ft for first floor units). Apt looks nice, bedrooms are a tad on the small side, maitenance is really very reasonable as there are not many fulltime doorman buildings in the hood for $1000 per month. Asking price is still high and I suspect it trades for just under 7, say 695.

  5. How do folks who live on the first floor, facing west deal?? You look out your window and you literally have drivers staring back at you. Its like having box seats to the highway!

  6. Bkhabitant, no one’s debating your description of the BQE’s proximity. However, I think the sale prices on the block and for this building (and its neighbor across the street) bear out the idea that this is a desirable location for many people, and probably not a “big” difference compared to, say, Remsen or Pierrepont.

  7. It is a beautiful street; Pete is right. You can go out the front door and feet away is the railing over which you can see the harbor. It’s lovely. A friend used to live there. I remember the apartment as being ok, not the greatest layout, but peaceful.

  8. Pete, no need to get personal (but in case you are wondering, I am perfectly content with my existence).

    Big difference between this block and the blocks further north. Right here, the BQE starts to rise and is almost on the same level as Grace Court. On blocks further north and where the promenade is, the BQE is a good 20-30 feet below the neighborhood and in some places the BQE is under the promenade. Makes a huge difference in terms of traffic noise etc. Our definitions of “charming” must be different – if I am standing 20 feet from a highway, it is not “charming” in my mind.

  9. iron fence like at the Promenade with same view and without all the tourist. Seems like the Promenade is very special that many people make trip to and enjoy – even with the evil BQE right below like here.
    Amazing how people will take one of the most charming streets in NYC and try to cast in bad light. Keep tearing everything down – in sad attempt to make your existence seem better.
