Co-op of the Day: 101 Lafayette Avenue, #5FG
Wow, this has to be the nicest apartment at The Griffin we’ve ever seen! The fifth-floor, two-bedroom at 101 Lafayette Avenue in Fort Greene just hit the market asking $699,000. The co-op has the nice prewar bones you would expect plus some tasteful modern touches (love that kitchen!). Think it’ll get snapped up fast? 101…

I know lots of people have a problem with the entry in the kitchen – but is that really so much worse than having a front door off the living room? Do most pre-war apts like this have a gallery or a foyer that the front door opens into? I’ve always thought of those as an inefficient use of square footage anyway.
I Love the windows and it’s a pretty Bldg
but I am not loving walking right into my kitchen, I have that now in my rental apt and it’s weird and EVERYONE that comes over ALWAYS comments on it – so no thanks
plus I agree for $700K that layout is a bit weird and small
Those casement windows are a problem. Look good, but not terribly energy efficient and do a poor job of keeping cold air out, as I understand it.
Not liking the entry thru kitchen and they have a awful lot of closet space, how much do people need? I would have rather created a better dining area. Also one exposure, at this price I would rather have at least two.
Agreed re entering through the kitchen, though I do like the design. And is the living room so narrow that you have no choice but to line all the furniture along the walls? (You’d think an architect would have enough design sense to find a more attractive way to arrange the furniture, unless there was simply no other option.)
For $300k to $400k, this small, narrow apartment might be worth considering. But certainly not for over a half a million bucks.
I love this place. I personally don’t mind the walk through kitchen as the kitchen is always the most “public” place in a home. I have always had a massive soft spot for this building and this location is really top notch for for Ft Greene. Two baths is always a plus. A family with one child would do great here. Love the windows, love the design elements in the kitchen. Think this will go very close to ask.
I agree with kensingtonka,
sad floorplan, especially since I think entering into the kitchen is depressing, and the second bathroom isn’t close to the second bedroom, also the kitchen doesnt have much counterspace.
OMG….you walk right into the kitchen!?! Come on, they could have come up with a better design then that.
It is a decent size apartment and near public transportation, though. I just can’t get of the entryway.
The floorplan leaves a lot to be desired. For a pre-war two bedroom to have a pass through kitchen (and that’s how you enter the living room), no separate dining area and a 7 ft wide bedroom off the living room…no, thanks.
