Co-op of the Day: 101 Lafayette Avenue, #4D
This fourth-floor one-bedroom at 101 Lafayette Avenue in Fort Greene looks great to us—except for that kitchen, which couldn’t be more characterless if it tried. Still, the co-op apartment has three exposures, generous proportions and nice layout. Given the new pricing down the street at the Forte, though, and that kitchen, the asking price of $525,000 may be a bit aggressive but probably not by that much: After all, there’s not a lot of prewar apartment building product in Fort Greene and this one has a lot going for it.

Ditmas, according to the floorplan it does have three exposures. Must be some funky corners with the building somewhere.
“Actually I think it has only two exposures. Given the size of the apartment and the size of the building, three exposures seems impossible.”
Astute observation – not sure how that bedroom can have a window unless it looks into the apartment next to it.
Agree about stainless steel being dated, the fugly kitchen, and the needlessly large foyer. And, is it just me, or would you prefer to see more interior pictures, rather than only 4 interior and 6 pictures of the outside of the building.
> the co-op apartment has three exposures
Actually I think it has only two exposures. Given the size of the apartment and the size of the building, three exposures seems impossible.
ah okay. i didnt know there’s different grades of steel
*rob*
The rent/own ratio is way off at that price, even if you talk in the language of “net interest plus common charges.” I think it needs to be closer to $425,000 to make any sense, but then again, things don’t always make sense.
> is stainless steel seriously already starting to look dated?
Agreed. It will soon be thought of as the avocado and harvest gold of the aughts.
Oh, I love foyers.
Cheap stainless steel looks crappy, rob. That kitchen is a huge let down in a really nice apt. I don’t get why they don’t spend a few thousand more for a nicer looking but not truly high-end kitchen.
Yes, the foyer is a hugw waste of space. The stove is only 24″.
And the livingroom being 20′ deep is barely enough for a dining table plus a sitting area with a sofa and a chair & coffee table.
Also, uninsulated windows like that, though cute are very drafty.
