This two-bedroom brownstone co-op at 99 State Street has stuck to its guns since hitting the market in mid-June with an asking price of $799,000: No price reductions here! The fact that the apartment is in a 25-foot-wide building makes the layout a little more generous than in your typical townhouse subdivision. The bedrooms are snug but the living area is nice and big and the common roof deck is a nice kicker too. That said, the asking price comes close to $900 a foot, which in this market seems high for a non-full-service building, even in The Heights.

Garden Place place was about 600ft with 400ft deck for $785,000. Much smaller living space; bedrooms about as small with smaller one equally impractical. This place is about 800ft (by my figuring) at $799,000. I don’t know. Both seem to be overshooting it.
How does this compare to the Garden Place co-op from last week? Is this place significantly bigger to justify a higher price without the private deck?
Priced like spacious 2 bedroom, when it’s equivalent of spacious 1 bedroom, except without a spacious bedroom.

Well, third floor is only two flights of stairs, right? It is nice, but the makeshift-ness of the bedrooms is off-putting to me, smaller one especially.

I have visited this place. The stairs are not an issue for me, but the bedrooms are both very small. The building seems to be well maintained, and the rooftop is a big plus. It is a nice, charming place in a great location, but I believe it is overpriced by at least 10%.
