According to StreetEasy, it appears that it went into contract within a couple of months. This beautiful lower duplex at 9 Pierrepont Street hit the market in April 2008 with Brown Harris Stevens asking $2,995,000. According to StreetEasy, it appears that it went into contract within a couple of months. Unfortunately for the seller, though, that deal must have fallen through because the listing just reemerged as a Corcoran listing with the same interior photos but a painfully lower asking price of $2,335,000. This comes out to around $900 a foot, which doesn’t seem crazy given the primo location, killer parlor floor and private yard. It should definitely go for above $2 million, we’d think.

Agree, seems odd to pay this much for an apartment when you could buy a whole house. (Though admittedly, probably not in Brooklyn Heights.)
For a two bedroom with shared entry and odd looking duct work situation? When one can pick up an entire brownstone for around 2 million in Park Slope and Boerum Hill and Fort Greene… I dunno. This seems wholly overpriced to me. I would think 1.8 or 1.9 at most.
Looking at the pic above in Mr. B’s post, you can see what look like duct vents as you look toward the dining room from the living room on the parlor floor, and in the listing’s kitchen photo you see a vent on the ceiling, so the lower ceiling on the back half of the parlor floor seems to be to accomodate that duct work – probably ensures that you control the heat for your apartment alone.
So this has two large bedrooms, and one smaller guest/infant size bedroom that is accessible from the master br.
Miss Muffet, it looks like the bottom floor is the parlor floor of the house, with the back half where the dining room and kitchen is located, having some sort of lower ceiling – maybe to accomodate airconditioning or plumbing? The front half of that level has the full height ceiling in the living area. From the floorplan there is a deck off the rear of that level as well, from the kitchen, to the garden below.
I love, love love those floors but the maint. is CRAZY.
its a 2 bedroom with a den off the master. And the way it has been staged looks like a one bedroom. For over 2 million?
Three words: Two unit condo.

I don’t know – I would rather have the bedrooms on bottom floor, and the common space on nicer parlor level, with deck to garden. Also, for this money, I’d much rather have a house.
wow, pad looks really nice. I would like to apply to be the maintenance guy for this place – ie think I can squeeze out a decent salary from that $3k/month maintenance on this bldg. for ~$3k/month, I’ll even throw in sweeping their units once a month
