Here’s a listing that puts Tuesday’s Co-op of the Day in some perspective. The Windsor Terrace apartment we wrote about yesterday was in crappy shape, had only 1,900 square feet and was asking $1.3 million. Today’s listing is on the other side of the park (a stone’s throw from OPP), in lovely shape and clocks in at 2,100 square feet. And the price? A far more reasonable $1,150,000. We could see this new listing moving pretty quickly. Do you agree?

  1. I haven’t seen this, so I shouldn’t comment, BUT I must say that I love having no upper cabinets in the kitchen and a separate pantry with cabinets. If that is what you’re describing, then that is just perfect. There is nothing uiglier than a kitchen crammed with upper and lower cabinets.

The LR and DR look exactly like the (great) layout in the higher-floor place we considered, so I thought these owners had kept the same layout throughout the apartment. What a shame they butchered that well-designed dividing area between living space and bedrooms.

  3. speaking of OPP, when is that building scheduled to be completed and start actual showings. I have no intention of buying on, but I plan to taking advantage of the free tours that the open houses will allow.

  4. This has been on the market several months – I’m another one who keeps tabs on Copley Plaza apartments because we almost bought a place in this line (A line) but on a higher floor. This is not the high flip tax building, that one is Turner Towers at 135 Eastern Parkway. For once the broker rhetoric is right on – this place IS a real three bedroom (no pitiful 8×6 space as the 3rd BR/study), huge formal dining room, decent living room, good windows in all rooms. I’m kind of surprised this one hasn’t moved, though maybe other buyers have the same hesitations that we did about noise from Eastern Parkway and the nabe. Don’t get me wrong, I like Prospect Heights, but the block right behind this one has had some real problems with drug dealing and noise. We didn’t feel comfortable paying Copley Plaza prices to live somewhere where we wouldn’t walk around the block at night.

  5. Despite being in the Copley, there is a very good reason why this apartment has been on the market since April of this year – it has been totally butchered by the currently owners. I saw it at the initial open house and I think that the original asking price was a little bit over $1.2 million.

    Now, back to the messed up layout. The current owners tried to combine the “maid’s” room and the kitchen and the end result is a kitchen that seem to span two separate rooms and that is totally impractical. The upper kitchen cabinets and a sink are in one room and the lower cabinets, stove and fridge are in another. There is also some other weird stuff that I do not remember. Also, the walls are in horrible shape and the baths (and the previous mentioned kitchen) need updating. Wait, there is more, they removed the French doors and some of the wall (in what looks like a chop job) that generally separates the living areas from the bedrooms. This is definitely not a gut reno , but whomever buys it (less that $1 is my guess) will have to put in a lot of work to get it anywhere close to the other apartments that I have seen in the building.

    Sorry about the rant but I seeing it again just brought back all those horrible things that I saw.

  6. Great place but the locations couldnt be more different despite it being near the park. WT is much more desireable to some while Eastern Parkway would be to others.

    Agreed the WT listing was outrageous but I prefer its location in terms of safety and schools.

  7. This apartment has been on the market for some time, at least several months if I recall (I keep an eye on what is available in the Copley Plaza, whose apartments have great layouts). I think the price has dropped already, but I don’t recall the original price.
