We have no idea if this new listing at 125 Prospect Park West is priced right at $889,000, but it should attract a lot of attention for its prewar charm and views of the park alone. It’s listed as a two-bedroom but the fact that it has a formal dining makes it worth a lot more. One red flag is the mention of renovated kitchen and bath but no photos. Very nice, but is the price right?

Given the vile decor pictured in the photos, the kitchen and the bathroom must be PRETty bad not to have made the cut. But I think the place has “potential” based on the photos that are there. One bath is inconvenient but does not seem unusual in prewar two-bedrooms of this size. It would be pushing it to convert to 3 bedrooms with only one bath. Also, the dining room as bedroom thing never seems to work. A bedroom with french doors is just weird.
As lomng as the door is wide enough to get the casket through!!!

The funeral home reference is ironic, considering how the phrase, “I’m so sorry to hear about your loss” can now be applied to real estate these days. . .
In short, a beautiful place to “chill” (any way you choose to define it!)

These old layouts are irrational.
With a formal dining room like this, one would imagine that in the old days, the family would have a servant to bring out the food, and yet with only one bathroom, everyone would have to share. Unless the poor maid had to hold it in during work hours.

Wow, now that you mention it, it does have a rather funereal feel to it.
I, for one, love the idea of a separate dining room, though I imagine some might want to close it up and create a 3rd bedroom – as the great room appears to have living and dining space. I, too, question the lack of kitchen pictures – ad claims it is open (but not renovated), the size may be problematic at that price range. Hard to tell what is up w/o a floorplan, so I am wary. It has only one bath which is also a drawback for some at that price range. Reliance on F train also bites, but many here dont seem to mind that as much. Finally, no mention of elevator, leads me to wonder if this is a walkup on high floor. Because its Corcoran and they purposefully omit kitchen and bathroom pix, floorplan, and elevator information, I would say this is waaay overpriced.
