“I would not want to be the owner of the most expensive comp in the building…especially not these days,” wrote a commenter on yesterday’s Co-op of the Day thread in reference to a sleekly-renovated, 11th-floor one-bedroom at 193 Clinton Avenue. That quotation is looking all the apt in light of today’s Co-op, another one-bedroom on the 12th floor in the same building. The big difference? This one’s got no bells and whistles. (It does have a newish kitchen, but it looks like a Home Depot special.) Of course, this one’s also priced quite a bit lower: $269,000 versus $409,000. Which is a better deal?

  1. Need to revise my opinion as I just realized that this apartment does not have full open views (as do A-line apartments in 201 and 185). I think both units are overpriced, but I think the true one-bedroom is a better deal.

  2. According to Streeteasy, the A line units are 775 ft² and the G line units are 655 ft².

    11A clocks in at $527/sf and 12G at $410/sf.

    If Apt 12G were priced at $527/s, it would be $345,000. So, at an asking price of $269,000, this leaves you $65,000 to upgrade it and hit the same psf.

  3. 11A definitely — the extra bedroom is worth at least 80k — it adds at least 170 square feet to the apartment. Then adding the open NYC views and the renovation, it’s really no comparison. I think 12G is overpriced based on comparable CHAOC studio sales.

  4. I live in a studio in these buildings, YES, G is a studio. They are still decent size studios and there are different options for these. From what I can tell, the dining room has been enclosed to make the bedroom which makes the place feel very small. Mine was left open with a moveable wall and I love it. My neighbor has hers enclosed but got rid of the middle storage room off the kitchen, which is also nice! A lot of the apartments are getting refurb now, it will be interesting to see what happens to the $$$. =)

  5. Not to jump to all kinds of conclusions but I assume that there is a reason why the maintenance on 12 is $596 vs $696 downstairs. Probably something about the square footage of the unit.
