When we wrote (fairly positively) about another two-bedroom co-op at 30 Ocean Parkway asking $565,000 last year, there was a rather wide range of reader reaction, from “Brownstoner is high” to “this seems about right to me.” Today’s two-bedroom listing is priced a little lower at $535,000 and sounds pretty similar (arched doorways, parquet floors, separate entry area) but falls short by failing to include any photos. It’s a pretty big place and the building has a nice vibe, so we’re betting this place goes pretty close to asking.

One thing to consider is that this is in PS 154, a really good elementary school. It’s a nice area, though a little desolate at night. Price seems in the ballpark.
I used to live in 40 Ocean Parkway, right across the street from this building. I loved the quaint, “neighborhoody” feeling of the area, its proximity to the park, and I also hear that they finally opened a much-needed coffee shop nearby. The reason I would never buy here, however, is that the building is flanked by the Prospect Expressway. While not terribly noisy, a layer of black soot would build up every 2 weeks or so on all of my windowsills (and my windows didn’t even FACE the expressway). It made me a bit uncomfortable to think of what I might have been breathing in on a daily basis.
There’s another 2br is this building that’s been on the market at a lower price than this since last summer.
Another even lower priced 2br also just went on the market this month. And at least that listing has interior photos.
I like this building, but other than the park, it’s not really that close to much, is it?
