Man, the sponsors over at University Towers really have dollar signs in their eyes! We’ve already looked at two two-bedrooms in the building that have been on the market in the last year; one was priced at $560,000, the other at $530,000. So now the sponsor has put in new floors and a tacky kitchen and is asking $637,650 for a similar two-bedroom in the complex. Seems like a big stretch, no? After all, you can pick up a two-bedroom at the Forte (a Brownstoner advertiser) for $650,000.

  1. I live in BellTel and have nothing against UT, but to say it is closer to everything especially the subway is wrong. The A,C,F,2,3,R trains are literally within a 3 minute walk from BellTel with the 4,6 train only a couple minutes further. You really couldn’t have a better transportation situation anywhere in the City. Also closer to Atlantic, Smith, Brooklyn Heights, Dumbo, Cobble Hill. So really, I think some of the other buildings have much better location.

  2. I live in UT and the price is right compared with the more expensive Forte, Oro and BellTell. And guess what? It’s closer to everything esp. the subway and the park. Location, location, location… is hard to argue.My unit is differently renovated and looks like a million $$$. Mr. B took pics of the worst possible scenario.

  3. I’m the former owner of the property over at UT which was listed last year at $530k. We were able to sell our apartment at list to a great young buyer. I loved living at UT. Very nice neighbors, very clean (and well manicured grounds) nice staff and I loved the parking. My wife and I moved because we wanted a bit more space. I think $637K is a bit aggressive in light of the new construction in the neighborhood, but University Towers is a nice community.

  4. Granted, these are homely buildings. But this two bedroom unit has a better layout than most 2-bedroom lines at the forte. A real foyer, separate kitchen and dining area, etc. Most of the rooms appear larger, too, particularly against the forte’s “D” line. Less style than neighboring new condos, yes, but not a bad apartment.

  5. They are trying to cash in from the better buildings near it. Just like the ugly fat girl wanting to be around the hot girls and just maybe she can land a guy who is too drunk to notice what a pig she is.

    If anybody buys here for those prices, man, they are going to have some major buyers remorse.

    Better units:
    The Oro, The Toren, Belltel Lofts, 110 livingston, 200 livingston, Forte Condo, One Hanson Place, etc..
