We’ve already looked at two two-bedrooms in the building that have been on the market in the last year; one was priced at $560,000, the other at $530,000. So now the sponsor has put in new floors and a tacky kitchen…

Man, the sponsors over at University Towers really have dollar signs in their eyes! We’ve already looked at two two-bedrooms in the building that have been on the market in the last year; one was priced at $560,000, the other at $530,000. So now the sponsor has put in new floors and a tacky kitchen and is asking $637,650 for a similar two-bedroom in the complex. Seems like a big stretch, no? After all, you can pick up a two-bedroom at the Forte (a Brownstoner advertiser) for $650,000.

Just in case there is still interest in UT, I have a unit for sale or rent. Which ever comes first. It’s a 1 BDRM apt in 191 Willoughby asking 420K. 729 sq/ft. Rental price is $2,250/month.
I know a few people that live in UT. Yes its rather utilitarian but its a good location and and you can get a decent amount of space for less than other buildings in the area. That said everyone I know that lives there paid less than this unit.
the 650k figure is, also, on the Forte website..so perhaps the agent should start by having that corrected

Not a fan of UT, but for the record I called Forte sales office about 2-3 weeks ago to ask about the $650K 2-bedrooms and was told that they actually start at something like $740K (can’t remember exactly). I mentioned the ad on Brownstoner, and the agent told me that the $650K figure was no longer accurate and should be taken down. He said all the loer-priced units had been sold.
Location? Location for dummies and those buildings are hideous. The neighborhood is a hole. Those buildings are flanked by the projects, and look like they belong there too. So you’re close to a ton of subway lines? You can wait for a train for faster and I can actually leave my (attractive) brownstone and walk around the corner and have my choice of restaurants and bars and shopping. And the neighbors don’t fling their own feces.

Wow, getting random spam ads now too (3:31). I was reluctant to admit it, but I am afraid all the publicity is turning out to be a double edge sword for Brownie.
Too bad…I think Brownstoner will never be the same.
