We haven’t taken a look at 360 Baltic since last February, when it was one of three developments under construction on the street. The nine units in the building, which is between Smith and Hoyt, are now on the market, and they’re all fairly pricey. The cheapest are a couple of 1035-square-foot two-bedrooms that cost $825,000, and the most expensive are a pair of 1500-square-footers listed at $981,000. The ad for Baltic House touts that it “mixes the best of both brownstones and highrises – intimate in scale but with the luxury feel of a Manhattan condo” and of course notes its proximity to Smith Street, “Brooklyn’s shopping and dining Mecca.” So what does a million bucks buy you here? Some private outdoor space, some high-end finishes including CaesarStone counters, washer/dryers, etc. The location of the condo is definitely hard to beat, but the prices here are another story. Anyone been to one of the open houses?

I prefer 5th Avenue. More of a selection and better restaurants, in my opinion.
12:46 ton of restaurants and bars on smith and court is nice as well… close to B-heights its so convenient over there by smith and court… Quick ride into manhattan and in the middle of everything. From the water to Park Slope to the heights its all close…

The exterior of the building is hideous. It looks like some crappy extended stay hotel you’d find in Studio City or Ventura. And that really isn’t the best block.
So, overpriced.
