There were rumors that the mostly constructed (and, judging by its exterior, mostly undistinguished) condo on Cortelyou and Stratford was going rental. Not true, according to a post on Ditmas Park Blog, which notes that Brooklyn Hearth Realty has started marketing the building. Details about the development are scarce, though one listing shows that 1,100-square-foot two-bedrooms are asking around $500 a foot. No clue as to what the interior finishes are like, though it’d be surprising if they were any great shakes given the cheap-ish overall look. On the plus side, new construction is not exactly abundant ’round these parts, and the building’s location has proximity to Cortelyou retail and the subway stop going for it. Still, think $500 a foot in Flatbush in today’s market is gonna fly?

  1. OK – they aren’t beautiful, but they aren’t hideous either. Although many in the neighborhood would probably have liked to see buildings with a little more character going in, it is a very friendly neighborhood and the newcomers will be welcomed. More foot traffic is always a good thing on the commercial strips. It increases the likelihood of additional stores and restaurants taking over some of the empty retail spaces. On that note – anyone else in the neighborhood notice the NYC ICY signs that went up at one of the empty retail spaces on Church Avenue close to Coney Island Avenue? I, for one, am thrilled. I used to LOVE that place when I lived in the east village. The icies and gelato are amazing and the ingredients fresh and original. I am going to have to start exercising again because I plan on being a very good and regular customer!

  2. I walk past this building nearly every day, and I have to say its not that bad. Without getting a look inside, its pretty hard to get an idea of the quality of the construction so a lot of the criticism here seems a bit knee-jerk. (Of course knee-jerk criticism is what Brownstoner comments are all about.) As far as the building being out of context, it is on Cortelyou, which is a major thoroughfare, and there’s another larger multi-unit building less than a block away. Its not like building something like this in the middle of Rugby Rd or something.

    As for the person looking for a decent 2 or 3 bedroom in the neighborhood, they are out there. Brooklyn Hearth is a reasonable place to start.

  3. Guest at 9:50, I would definitely consider one of the three new condo’s buildings mentioned above – CIA close to Cortelyou, E 16th & Beverley and Cortelyou & Stratford. Not much can be done about non-descript exteriors. What matters is that your unit is aesthetically pleasing to you. Besides, New York is filled with ugly buildings and I haven’t heard of great apartments not selling because of it. I think there is also something being built on Stratford between Ditmas and Dorchester. 2 or 3 single family homes were purchased and demolished, in order to build it. I don’t want to see this start to happen all over the neighborhood but since it’s a done deal, the neighbors would probably be welcoming. Oh, try to keep your mops off of the balconies too.

  4. I agree that these buildings are hideous, but I am interested in buying in the neighborhood, and don’t have the money to buy and maintain a whole house (and don’t need the space). I have had a hard time finding a decent 2 or 3 BR on the market. Any suggestions? Thanks.

  5. Brooklyn Hearth sells more condo’s in this area than anyone else. Why wouldn’t they be able to sell these? I think they have the listing for the building on Beverley and East 16th too. Now that’s a monstronsity. It too is being built right next to a private home that is now sandwiched between two large buildings. I remember one house with a large yard being on this lot before construction. I wonder if the developer offered to purchase the remaining home and was declined so they scaled back and built the building anyway.

  6. I agree with the previous poster who compared the per square foot price of the condo’s in this building with the price of the condo’s on CIA near Caton. This is a far better location so the prices are about right. I wonder what’s going on with the other condo project on CIA between Cortelyou and I think Matthew Court. As far as someone prefering to purchase a condo over a 3000 + square foot house, there is practically no maintenance in a new condo. An old victorian house requires that you have deep pockets for repairs and/or upkeep, in addition to the mortgage.

  7. Yes well they ARE hideous and completely out of context here… but I imagine they will sell. What doesn’t? Funny now that the market is pushing the price of the basic Vic Flatbush house back towards $1MM, many people would rather buy something like this instead of a 3000sq.ft. house on a 60×100 lot! Its just a shame, the density is needed and would have been very easy to build something palatable, without the balconies, 3 shades of brick, and whatever that horrendous stucco product is. Thank goodness for that tree in front of it… they should at least landmark the tree so we never have to look at this p.o.s. in the summer.
