As you might imagine, we get a fair number of emails from brokers trying to get us to write about their listings. Most of them are quite polite, proceeding along the lines of “Dear Brownstoner, Please take a look…” The email we got last night from Corcoran broker Jessica Buchman though was right out of a Craigslist posting. “CHECK OUT THIS HOT NEW LISTING!!!!!!” blared the subject line of the email. And that was it. Thing is, it is kind of a hot new listing. Though we expect we’re being partly influenced by some expert staging, this lofty two-bedroom
condo does look pretty nice (though the buiding itself ain’t much to look at from the outside.) What do South Slopers think of the $895,000 asking price for 1,650 square feet in this location?

1600 sq feet and they cram the ref. next to the stove. What is up with the door right next to the ref.?? Heck I even put more kitchen space in my 500 sqft. rental. Which by the way is the best garden aptment in all of park slope.
Ok, I will take the bait. Where in Park Slope is there a house listed at around 1,600 sq ft for $900,000 (that is not a teardown). Please let me know b.c I AM in the market and would love to get my hands on it.
Another broker who sells invisible square footage.
The cube is 38×36 or so, so lets be generous and say 1400 ft. Remove the big chunk from the top right (common area) and you’re down to 1200 living area, and subtract brownie points for the bad layout.
Compare result to 1650 square feet advertised and thats a 37% over-statement, and the price per sq foot is now $745 vs the original $550
i’m not in the market, but if i was, and i was gonna spend that kind of $, i’d get a house instead. the building is blah, floorplan less than perfect, 1 bath, etc.
yes, its a loft, but if you’re spending $895,000, you don’t want to rip out everything that is already in there to make the space work. and it looks like with the plumbing in one corner like it is, there would be a lot of cost rearranging….
Yikes, tough crowd. Its a loft people – you can put up your own walls. Too bad I am in the market for a house.

Jessica Buchman has had a bunch of listings on that block she has been trying to unload for some time. She is just getting desperate.

The floor plan is crazy. Cheap appliances, thin bedroom walls, a lot of wasted space, bedrooms are awkward, bathroom is in the opposite side of the apartment, and an ugly building to boot.
I like the fact it is 1600 sqft, but come on, too much wasted space in that floor plan.
Yeah, I second that – one bath? And what a crappy sized kitchen for such large space. And kind of crappy maintenance.
