co-opAs you might imagine, we get a fair number of emails from brokers trying to get us to write about their listings. Most of them are quite polite, proceeding along the lines of “Dear Brownstoner, Please take a look…” The email we got last night from Corcoran broker Jessica Buchman though was right out of a Craigslist posting. “CHECK OUT THIS HOT NEW LISTING!!!!!!” blared the subject line of the email. And that was it. Thing is, it is kind of a hot new listing. Though we expect we’re being partly influenced by some expert staging, this lofty two-bedroom condo does look pretty nice (though the buiding itself ain’t much to look at from the outside.) What do South Slopers think of the $895,000 asking price for 1,650 square feet in this location?

  1. We dealt with Jessica Buchman when we were looking for an apartment in the Slope, I have to say it wasn’t a pleasant experience. She didn’t take us seriously, and we wound up going w/ another broker. I’m glad this bitch didn’t get a commission from me.

  2. Well, I’ve been in this apartment many times (my friend lives there). I have no idea how many square feet it is (who cares in the end except pathetic RE agents?), but it feels enormous and is a great open space to hang out with all those beautiful windows. Kitchen seems fine to me. As somebody who lives in a house I’d take the apartment at this point. At least you don’t go broke and insane w/heat costs and unexpected repairs.

  3. What a crummy layout! Adjoining bedrooms with only one small windown each? And such a narrow second bedroom without a closet even? And that kitchen layout would drive me crazy. Maybe for 150K less.

  4. I have a friend who lives in this building. It is a very nice place, and the block is nice too, skinned deer notwithstanding. The layout of this particular apartment is a little weird though.

  5. My husband and I visited the 12th St. apartment on Sunday, looked out the window, and 3 guys were skinning a deer in a neighboring backyard! Seriously. Number of windows is great/vistas awful (without the dead deer). Current occupants seem to have good taste– or is it DWR?. Some of the kitchen cabinets are vintage 1980-cheap, and it is much smaller than the listed 1600 sq feet. Tell the snotty agent it’s way over-priced.
